HOME BUYERS! You have the right to choose in PA!

From the time you sign a sales contract agreeing on the price for your dream home, to the time you sign the closing paperwork making it yours, there are a gazillion moving parts that need to happen to get you there. The Property Closers (your closing company) handles those gazillion things in between, in accordance with your lender and realtor, and handles the paperwork and closing that finalizes it all!

Hey home buyer! Did you know that you have the right to choose your closing company in the state of Pennsylvania? Every state is different, but in Pa, the buyer decides who will represent them throughout the process. If you are financing your home (getting a mortgage), your lender will require you to obtain a title insurance policy which protects them. But you still have the right to choose who does this work! The Property Closers handles both title insurance and the closing process.

Our job is important. Our job is to research and find things that the seller (or anyone else) owes on the property, and then collect the funds or information to resolve them for you. For anything we can’t find, we can issue you an Owner’s Title Policy that protects you from anything else that might creep up later on.

Your realtor and/or your lender may be able to provide recommendations to you in choosing a closing company. Do your homework though! Call these companies to see what their fees are and to see how they treat you. The Property Closers is a company who treats people like people (not a file to be completed). We understand that it is a stressful and emotional time when choosing, financing and preparing to move into your new home. Our fees are simple and fair. We’ll take the time to explain costs to you upon your request.

Raise the ROOF! 1 yr in business!

It’s been a year of boot strapping, dreaming weaving, team building and watching an idea come alive. The Property Closers is 1 Year Old today….June 1! I’m proud of what we are building one “Lot & Block” at a time.

There were more twists and turns than I anticipated, even having been through this once before when I helped to launch Clear to Close Settlement in 2010. You’d think you’d know what is around every corner after starting a business once, but as life always proves, each new experience is its own. Thank God for that, huh?! I wouldn’t have it any other way.

Having worked in my own company and for others, I made mistakes, saw things from both sides of the coin and have hopefully done one thing right… made good choices at each juncture. I will say this, I have been more calm and decisive than ever. Intuition is a real thing if you follow it with the care of others carried deep in your heart. While The Property Closers role is to help others get into their new home or business, THIS company has become another home for me.

From what I’m experiencing, home is definitely where the heart is.

If I’ve learned anything, it’s that keeping your eyes open to opportunity (sometimes right in front of your face) is the key to pursuing relaxed passion. When I look back at how I landed this opportunity to launch a new Real Estate Closing Company, at how FATEFULLY I ended up with each member of this team, and at how many people from my past have fit into this puzzle… I realize that someone has been stacking my dugout with rock stars and tossing me some good pitches. It’s been a long tough season, but feels like a home run so far.

Title Insurance- Protection from the Past

We do lots of things to protect our home (often times our greatest asset), to keep it safe and solid and beautiful for years to come. One thing most homebuyers obtain, and need to be educated on during the process, is an insurance on the past.

Title Insurance has two parts- a policy required by the lender financing the mortgage on your home (lender’s policy), and an added layer if you choose to protect you the homeowner (owner’s policy). In short, while other insurances protect against future occurrences, Title Insurance is a protection against things that could creep up from your home’s past. Remember, your home may have several past owners, one or some of which neglected their mortgage or taxes or paying a contractor who did work there. All of things “attach” to the home and continue on with it…becoming YOUR responsibility if someone comes calling with a fat bill from the past or an issue with your property that was left unresolved.

A big part of our job as your chosen closing company, is to do a search on your property to uncover any of these unresolved issues from the past. What we do find, we take care of prior to your closing! We contact the seller or anyone else to collect taxes or utility bills that need to be paid. And any BIGGER issues, we dig in and work to fix. What we can’t do, is resolve an issue we don’t find. If it wasn’t put on record, we can’t know about it. This is where Title Insurance comes into play to protect you if something bubbles up months or years later.
